  • General ceiling height: 6m (19’-8”) White glass walls, Black slate floor tiles
  • 2 high-speed elevator cabs

HVAC / HEATING

  • 15-20 HVAC zones per floor
  • Variable air volume (VAV) system with on-floor air units
  • Radiant heating with high efficiency boiler system
  • 0.2 to 1.2 cfm SF average supply air recirculation rate

ELECTRICAL

  • Electrical Supply: 347/600V service via bus duct/cable risers to each floor’s base building electrical room
  • Distribution: 120/208 volt power panel inside each floor base building electrical room for distribution to leased premises. 120/208V transformers to be harmonic mitigating type to limit harmonic distortion created by non-linear loads.
  • Modular wiring junction boxes in ceiling space at 1 per 900 SF.

INDUSTRY LEADING SAFETY PROTOCOLS

  • Emergency Power System: Emergency electric generator plant for essential building systems and selected building critical loads in the event of a power failure
  • Stairwell Occupancy Load: 2 Stairwells 1350mm wide, accommodating 338 persons (approx. 1 person/58 USF average)
  • Smoke Detection: Addressable zones, non-coded, two stage fire alarm system provided. Includes audible/visual alarms, emergency voice paging, fire fighter telephone and smoke exhaust system
  • Smoke Exhaust: General exhaust air riser extending vertically through tower
  • Sprinklers: Base building sprinklers installed to an open plan with coverage in accordance with NFPA 13, Light Hazard Coverage. Sprinklers to be installed with upright heads; Tenant to modify sprinkler layout to suit plan.
